We know what it feels like to have a house that is empty with the on going costs of a mortgage and no rent to make a modest profit - so we will always give the same urgency to finding a tenant whether the house belongs to us or not.
Like most landlords that use letting agents (especially those new to letting) our worst fears was having a tenant sitting in our property, not paying rent and leaving it in a total mess after many months trying to evict them with huge legal costs and unpaid rent !!
Well no one can guarantee that this could never happen - but as a Private Letting Agent (and a Private Landlord) we felt a lot happier knowing that we had taken all reasonable precautions to minimise the risk. We take full references from employers and previous Landlords and carry out full credit checks of any potential tenant by a referencing agency and together with my own "gut feeling" of 25 years of managing factories (employing up to 200 people) all helps to minimise the risk of taking on such a bad tenant.
So far our diligence has been successful ......
We are now offering what we have learned to the benefit of other private Landlords with properties to let in Nottingham and a service that we think is a very competitive, reliable and has that personal approach.
Our overheads are low as we have no show rooms, shops or employ any staff - so we can offer a service that is personal and reliable at a very reasonable cost.
We will advise and look after your properties to the same standard as our own - and we will only take on properties of a standard that will not threaten our commitment to providing a quality service to Landlords and the tenants.
We will advise in advance of any costs of maintenance and apply common sense, due care and diligence to the managing of your property.
We do not have any hidden commissions with any suppliers / tradesmen we use - as is the case with many agencies. This is because - as Landlords - we always felt that was an incentive for even more maintenance than was necessary and prevented getting the best price!
Unlike a commercial agency prospective tenants (and Landlords) can ring us up to 10pm in the evening or email us and get a quick reply. If for any reason I cannot answer a phone call immediately - I will always ring back.
We are happy to offer advice on how to find a tenant for your property based on what we would do if that property was ours - all advice we provide is purely based on our own experience - we never claim to have any formal legal training and would always recommend that any advice of a complex nature should be checked with a legal expert.
I do not really classify myself as a "Letting Agent" in the generally accepted terms as I do not have a main street shop window with receptionist etc (so my overheads are low to enable me to provide a service at a realistic price) but theoretically (and the tax man says) that the fact that I take a fee (a percentage of the rent taken) then technically I am a "Letting Agent"!!
So to differentiate myself from the high street commercial letting agent - I call myself a Private Letting Agent and have named my business Lets2Let.

All properties:- have valid EPC (Energy Performance Certificates), up to date Gas Safety Certificates, have hazard and fire risk assessments, regular maintenance inspections, smoke alarms fitted and many fitted with CO alarms, fire extinguishers and fire blankets.
All tenancies:- have NLA (National Landlords Association) approved tenancy agreements, full and agreed inventory checks at the beginning of the tenancy, have deposits lodged with the government approved DPS (Deposit Protection Scheme) and have comprehensive tenant information packs.
