About Us

After several years of letting properties in Nottingham through letting agents we decided to find tenants and manage our properties ourselves which has been a lot more rewarding and satisfying than previously using a letting agent.

 

We are a "hands on" husband and wife team with several properties around Nottingham and due to the success of our website in finding tenants for our own properties we have been asked and have taken on the care and managing of several other properties owned by other Landlords.

 

We are private landlords now accredited by EMLAS and members of the NLA - we look after ours and other people's houses (and tenants) with the same care and urgency as if they were our own properties.

What we Offer

We know what it feels like to have a house that is empty with the on going costs of a mortgage and no rent to make a modest profit - so we will always give the same urgency to finding a tenant whether the house belongs to us or not.

 

Like most landlords that use letting agents (especially those new to letting) our worst fears was having a tenant sitting in our property, not paying rent and leaving it in a total mess after many months trying to evict them with huge legal costs and unpaid rent !!

 

Well no one can guarantee that this could never happen (including letting agents) - but as private landlords we felt a lot happier knowing that we had taken all reasonable precautions to minimise the risk of taking on such a tenant and that we were also properly "insured" to cover us if such an event were to happen. So far our diligence has been successful.

 

 

We are now offering what we have learned to the benefit of other private landlords with properties to let in Nottingham (see our diy guide) and a service that we think is a very competitive, reliable and has that personal approach.

 

  • Our overheads are low as we have no show rooms, shops or employ any staff - so we can offer a service that is personal and reliable at a very reasonable cost.

  • Unlike an agency prospective tenants (and Landlords) can ring us up to 10pm in the evening or email us and get a quick reply.

  • We are happy to offer advice on how to find a tenant for your property based on if that property was ours.

  • We will advise and look after your properties to the same standard as our own - and we will only take on properties of a standard that will not threaten our commitment to providing a quality service to landlords and the tenants.

  • We will advise in advance of any costs of maintenance and apply common sense, due care and diligence to the managing of your property.

  • We do not have any hidden commissions with any suppliers / tradesmen we use as is the case with many agencies etc.

1st we find a tenant:-

  • internet advertising on the following letting advertising websites:- nottingham gumtree,

     vivastreet, ukfreeads, nottingham exchange, classified & localads

  • full house details and photographs added to our website Lets2Let.co.uk with links directly from the letting websites listed above.

  • our own website you are currently viewing does pretty well on its own on the search engines and is usually in the top 10 on most popular search phrases - see the statistics chart below try clicking these links:-    Google ,  Yahoo ,  Lycos

  • accompanied viewings

  • reference checks to confirm that prospective tenants are "low risk" ie. have a good credit history etc.

  • signed Assured Shorthold Agreement with tenant

  • providing details for setting up of standing order rent payments into your bank

  • no tenant no fee! - although this excludes any agreed work we do to prepare the property like gas and epc certs / repairs etc. that remain with the property.

  • we do not insist on exclusivity - you are welcome to use commercial agents as well

  • therefore as above all advertising is on the Internet is FREE - but if you require local newspaper advertising say in the Nottingham Evening Post this will be charged at an additional cost (approx £44/week) whether we find a tenant or not!.


Then we manage the moving in which includes all the following services:-

  • full landlord inventory checks (written and photographic) before and after the tenancy period

  • taking all meter readings etc and liaising with the service companies and rates etc

  • tenant / let induction tour at beginning of let

  • managing all gas, energy and (optional) electrical certification for landlords (depending on what we agree)

  • fire risk assessment and hazard assessments

  • managing all insurances if requested

  • managing all tenant queries

  • organise the tenancy deposit as per legislation April 2007 with DPS

  • regular property inspections (every 2 - 3 months)

  • managing all repairs and maintenance to the levels agreed with yourselves - advising and discussing any costs with you in advance before committing yourselves

  • fully itemised monthly statement of expenses (see example) with copies of receipts etc

  • we can provide a very competitive general maintenance and cleaning service ourselves

  • please note that a minimum 6 month management period applies for the reduced finders fee rate.
