A Private Letting Agent for Private Landlords in Nottingham
Lets2Let is operated by a Private Letting Agent who is a Private Landlord with over 10 years letting experience across a wide range of tenants (professional tenants, students and families on housing benefit). I am a member of the National Landlords Association and an Accredited Landlord by EMLAS for our own properties.
I am not a high street letting agent with a shop and staff that charges tenants and Landlords all sorts of fees - I have third party and professional indemnity insurance to protect ourselves and the Landlords whose properties I manage - see below for details - and all properties are managed with the commitment and emphasis as if they were our own properties.
Having worked for over 25 years in industry managing many medium sized factories - well used to organising and sorting all kinds of people and operational issues. I now manage our own properties (7 across Nottingham and Derbyshire) and properties of other private Landlords who either do not live in Nottaingham or simply do not wish to get involved with the day to day activities of managing their properties.
To ensure a professional approach to managing properties I have attended the various courses and workshops to become an Accredited Landlord. I regularly attend meetings for Landlords arranged by the NLA, EMLAS and the local council to keep abreast of issues relating to renting properties in and around Nottingham. I am also a supporter of the Unipol DASH Code for student houses I look after.
STUDENT HOUSES WANTED in the Beeston, Dunkirk and Lenton areas of Nottingham. We have had a very successful year housing international students specifically from the Nottingham University Campus in China coming to Nottingham to complete their courses. I manage the tenancy and the property for a 9% fee - and desperately looking for more good quality properties.

Private Letting Agent services for Landlords
Whether you are looking for Tenant Find only or full Tenancy and Property Management - I am sure I can provide a service that suits your requirements.
I can fully manage your property for a 9% fee (no 20% additional vat) and a reduced tenant finding fee of £125 which includes advertising on all the free property websites - there are NO EXTRAS and NO HIDDEN FEES - see my fees/services.
There is an extra £72 for advertising on Rightmove, Zoopla and Gumtree (which are the main "not-free" property websites - but provide the best results) - I will need your authority to advertise on these websites in your name and some proof of ownership to provide to the "online letting agents" I use to do this - alternatively you can set up your own account with them.
Any repairs by trades are discussed with the Landlord and passed on at cost - there is no hidden commission we get from trades - in fact minor repairs that can be fixed "on the spot" (using the toolbox I carry in the boot of my car) - there is no charge.
When you need to contact me - it is always me that answers the phone (unless driving) or I will always call back to you as soon as I can.

Terms of Business (Landlords)
Main points:-
My terms and conditions are limited to those services as described on this website (which may change from time to time) and relate to tenant finding, the managing of maintenance and the payment of rent.
I offer advice for free which is given in good faith - and simply based on what I would do in a similar situation - but I do not consider myself an expert in all the legislation relating to property letting. As a member of the NLA (National Landlords Association) I can utilise their advice lines - but I recommend that any comments I give or advice given should be confirmed with a qualified solicitor.
That all parties enter the full management service (on any new tenancy agreement) with the intention of using it for at least the fixed period of the rental agreement - or less by prior agreement. NB."Tenant Find Only" fees apply to a new tenancy for a period that I do not manage.
All third party maintenance costs etc passed onto Landlord at cost - there is no "agent" commission added.
I will fix any minor repairs are "on the spot" with tools I carry at no charge during house checks
