About Us
After several years of letting properties
in Nottingham through letting agents we decided to find tenants and manage our
properties ourselves which has been a lot more rewarding than using
a letting agent.
We are private landlords with
several properties around Nottingham and due to the success of
our website and technique in finding tenants for our own
properties we have been asked and have taken the care and managing
of several other properties that do not belong to us. Whether
this means we are agents - I do not know - we do not consider
ourselves as "agents" and we are not registered as agents. We
simply look after our and other people's houses with the same
care and urgency as if they were
our own (of course we always discuss any expenditure on the
house with the property owner).
What we Offer
We know what it feels like to have a
house that is empty with the on going costs of a mortgage and no
rent to make a modest profit - I wonder how many agents and
their staff have ever had that feeling - so we will always give the
same urgency to finding a tenant whether the house belongs to us
or not.
Like most landlords that use letting
agents (especially
those new to letting) our worst fears was having a
tenant sitting in our property, not paying rent and leaving it in a
total mess after many months trying to evict them with huge legal
costs and unpaid rent !!
Well no one can guarantee that this
could never happen (including letting agents) - but as private
landlords we felt a lot happier knowing that we had taken all
reasonable precautions to minimise the risk of taking on such a
tenant and that we were also properly "insured" to cover us if
such an event were to happen.
We are now offering what we have learned
to the benefit of other private landlords with properties to let in Nottingham
(see our diy
guide) and a service that we think is a very competitive, reliable
and has that personal approach.

Our overheads are low as we have
no show rooms, shops or employ any staff - so we can offer a
service that is personal and reliable at a very reasonable
cost.

Unlike an agency prospective
tenants (and Landlords) can ring us up to 10.30 in the
evening or email us and get a reply up to 10.30 in the
evening.

We will offer advice on how to
find a tenant for your property as if that property was
ours.

We will advise and look after
your properties to the same standard as our own - and we
will only take on properties of a standard that will not threaten
our commitment to providing a quality service to landlords
and the tenants.

We will advise in advance of any
costs of maintenance and apply common sense, due care and
diligence to the managing of your property.

We do not have any hidden
commissions with any suppliers / tradesmen we use as is the
case with many agencies etc.
We are not suggesting you
finish with
your letting agent in Nottingham or Bulwell immediately but why not let us try to let your property
as well as your current letting agent in Nottingham.
If we find a tenant first you simply
pay our tenant finding fee (£195) and stay with your current
letting agent or let us manage your property for you for just 9%
fee and a reduced tenant finding fee of £95.
Alternatively if you want to find your own tenant
then let us simply advertise your property on our popular
website at no cost unless we provide the lead that eventually
becomes your tenant. In which case we ask for a contribution to
our costs of just £40 (which is no more than you would pay for a
weeks worth of newspaper ads!).
