TENANT MOVING IN MANAGEMENT
once a suitable tenant is found then we sort out all the moving in process

  • this service is available to any Landlord whether we manage your property or not - so even if you are using a letting agency who is already acting for you - why not provide them with a few extra leads via ourselves!

  • once a suitable tenant if found - either by ourselves or yourselves - we will carry out full references and credit checks on the proposed tenant using a reputable referencing company RENTCHECKS.

  • IMPORTANT:- If the references fail to verify the proposed tenants status and it is decided to find an alternative tenant - there is no charge to the Landlord to start again.

  • we prepare the tenancy agreement (an assured shorthold tenancy agreement)

  • we prepare a written and photo backed inventory of the house

  • we carry out a hazard assessment and a fire risk assessment

  • we carry out a visual check of all electrical fittings and do a polarity check on all sockets

  • we prepare a tenant info pack with details of utility contacts etc

  • tenant / let induction tour at beginning of let

  • we take meter readings and inform energy suppliers of the same

  • we collect rent from existing tenants (found by yourself) on agreed dates by the agreed form of payment

  • we actively chase up late payments

  • we will liaise with Housing Benefit offices where appropriate and applicable

  • we pass on the rent (less our agreed fees) to the Landlord usually within 48hrs of receipt

TENANCY ONLY MANAGEMENT (no property maintenance)

we look after the tenant and the tenancy ....... you look after the maintenance

  • providing tenant rent statements for the tenant (and Landlord)

FULL PROPERTY & TENANCY MANAGEMENT

we look after the tenant, the tenancy and the maintenance

1st we find a tenant:-

Then we manage the property and the tenancy:-

  • includes RENT COLLECTION SERVICE

  • manage all gas, energy and (optional) electrical certification for landlords

  • manage all insurances if requested

  • manage all tenant queries

  • regular property inspections (every 2 - 3 months)
    NB. minor repairs fixed "on the spot" - no charge

  • once we have signed up a tenant we can start managing all repairs and maintenance to the levels agreed with yourselves. We normally advise and discuss any maintenance and repair costs with you in advance

  • Important Note:- we make no commission or fee whatsoever on maintenance done by third parties on work we have done on properties we manage - the cost is only what the trades person charges.

  • providing a fully itemised statement of expenses on request (see example) with copies of receipts etc

  • collect the rent and transferring it to the Landlord usually within 24hrs (less our agreed fee)

  • providing tenant rent statements for the tenant (and Landlord)

  • we can provide a very competitive general maintenance and cleaning service ourselves

If a fire was proven to result from an electrical fault - your insurance company may have a reason to reduce its liability.
