About Us
We are private landlords (a husband and wife
team) that own several houses around Nottingham.
Occasionally we are
approached by other private landlords - who usually live out of the
area - to let and look after their house.
We do not class ourselves as agents or operate as
agents that employ people and have high street shops etc - we simply
provide a personal and reliable service to our customers (whether
tenant of landlord).
The only fee we charge is a finders fee and / or
a percentage of the rent - this is paid by the owner.
There are no fees for tenants other than a credit ref.

Our Commitment to
our Tenants
All our properties are maintained and serviced to
a high standard ready for the start of a new tenancy.
All our properties are:

gas central heating
-
double glazed
-
insulated
-
unfurnished
-
supplied with an oven / cooker
-
clean and well decorated in neutral
colours (light colours - beige, magnolia, white etc) so will
easily compliment your own furnishings.
-
complete with curtains and / or
blinds etc at all windows
-
supplied security locks (and 2 sets
of keys) and usually alarmed
-
usually fully carpeted (or polished / laminated
wooden floors)throughout with tiles or vinyl
coverings in kitchen, bathroom and toilet.
-
supplied with electric or mains
shower in bathroom
-
fitted with doors and windows that
open and shut properly - and do not "jam" etc.
-
supplied with a lawn mower
-
fitted with telephone and aerial
points
As part of the the Assured Shorthold
Tenancy that we will sign with you (as defined in the Housing Act
1988 and as amended by the Housing Act 1996) - we will do everything
possible to ensure your home is kept up to the best standards:
-
you will live in the property
without any unreasonable interruption from us.

we will provide full operating
instructions for all equipment supplied by us in the property -
ie. cooker, boiler, alarms, fires etc.
-
we will take out buildings insurance
on the property (you should take out insurance to cover damage
or theft of your contents).

we will provide you full details of
how to contact us, your suppliers of electricity, gas and water.
-
we will carry out a full inventory
check at the beginning of the tenancy and agree the
condition of all contents with you in writing.
-
we will carry out repairs on the
property promptly as specified in the tenancy agreement.
-
the property will have an annual gas
safety check - as legally required.
-
our properties will have an electrical
safety certificate - not legally required - this may not be the
case with properties owned by other landlords.
We are a private landlord that offers
good quality houses to let at a fair rent. We do not rely on the
rent as our income and so will endeavour not to have to increase rent.

Our main objective is to keep the house occupied
and to cover our expenses but if interest rates increase
substantially to a level that we start making losses*1 or the rent
is regularly paid late and we have to spend time contacting the tenant
then we will have to seriously consider increasing the rent to
cover these additional costs.
So far this has not been the case as
we always carry out credit checks on prospective tenants to
ensure that they (or their guarantor) have a good credit
history and can afford the rent. In return we promise to treat our tenants as customers, look after the property
and promptly deal with any repairs.
Please note that ALL our properties
are NO SMOKING and
NO PETS unless previously agreed in writing.
