Viewings - after viewing a property
and you believe that we have the right house for you and we
believe that you are the right tenant then we will ask for credit
refs. This is to ensure that there are no major debts
like bankrupcies, IVA's or CCJ's that may put pressure on a
tenant not to pay the rent (outstanding / overdue mobile bills
don't normally count).

Credit Checks - we will ask you to
pay for the £25 (non-returnable) credit reference checks. These
usually take about 48 hours to do. You need to complete and
sign a tenancy application form which authorises us to carry
out the credit checks - we use a company called
RENTGUARD.

There is no commitment that the house is
yours until the tenancy agreement is signed - we will repay
your reference fees if the information was correct (and/or complete)
and it was us that "changed our minds".

If the credit reference checks confirm you
are a "low risk" with no major debts outstanding that we will
agree a tenancy start date with you and sign the tenancy agreement
(see note below) -sometimes we do make exceptions to this rule
depending on the circumstances.

The Deposit - we will then ask you
to sign the tenancy agreement as soon as possible with the agreed
start date - and at this point we ask for the deposit (usually
1 months rent). The wording of the tenancy agreement can be
found below - the actual agreement may have additional
clauses that the tenant agrees to sign an "Authority to
Disclose" if they are claiming housing benefit

Deposits are held in one of the Government
approved Tenancy Deposit Schemes - we use
DPS.

We will ask for 2 types of ID from each tenant
signing the agreement - an address ID and a photo ID. The address
ID must be a utility bill or similar showing your name and current
address. The photo ID is a driving licence or passport showing
your name, photo and signature.

On the tenancy start date you pay the 1st
months rent in advance and then we hand over the keys to the
house to you. If you are on housing benefit will accept rent
in arrears IF we have had confirmation that your claim is approved
and being processed.

NB. If you pull out of the agreement before
the agreed tenancy start date and after signing and paying the
deposit - you risk losing part or all of the deposit!

The deposit is returned at the end of the
tenancy (after deducting any amount for damage other
than general "wear and tear").

The Rent - is then paid monthly via
standing order that you set up with your bank (just go into
your bank and give them the details that we will supply).

We also strongly recommend you take out insurance
to cover your contents and any accidental damage to the house.
Note: The credit reference checks confirms that
you are employed and earning enough (or receiving sufficient benefits)
to afford the rent. It will also check that you have no major debts
like CCJ's, IVA's or bankrupcy's filed against you over the last
few years (if you don't know what these are then you obviously have
never had any).
If the credit refs confirm you are a "low credit
risk" - then we will be very pleased to enter a tenancy agreement
with you. If not then we may still enter an agreement depending
on the circumstances.

The Forms you
need to apply for a Tenancy with us:-
Below are the forms that we may ask you to complete:-
Application and Credit
Reference Form - this is the form you need to complete that
we will fax to the credit referencing company. This usually only
takes 1 - 2 days to complete. This costs £25 and we only carry out
this final stage when we are certain that you are the right tenant
- if these checks disclose information about debts and problems
that you have not told us about then you may loose the £25.
Tenancy Agreement - this is the
wording of the tenancy agreement we will ask you to sign.
Authority to Disclose for Housing Benefits
- by completing this form and giving it to the housing benefit
you are giving me permission to contact them and confirm the progress of your housing
benefit application.
Authority to Disclose for previous Landlords
- by completing this form means that you are giving me
permission to ask for references from
your previous local authority and housing association Landlords.
Guarantor Application Form - to
be completed by persons acting as a tenants guarantor. A
guarantor must be aware that they are responsible for any
default in payment of rent, mesne profits, damages for use and
occupation, damages for disrepair, other damages or costs you
may incur as a result of the said tenancy, or any further
occupation of the property after the expiry of the tenancy
whether under a statutory continuation thereof or not.
This costs £20 and we only carry out this
final stage when we are certain that you are the right tenant -
if these checks disclose information about debts and problems
that you have not told us about then you may loose the £20.
Some FAQ's:-
Guarantors
It is very important that a guarantor fully
understands their obligations and liabilities prior to
committing themselves. A guarantor must be aware that they are
responsible for any default in payment of rent, mesne profits, damages for use and
occupation, damages for disrepair, other damages or costs you
may incur as a result of the said tenancy, or any further
occupation of the property after the expiry of the tenancy
whether under a statutory continuation thereof or not.
Sharing /
Lodgers
Our tenancy agreement is generally with one tenant
- and so long as it is agreed in writing in advance we will give written permission
for the tenant to take on a lodger.
We will usually accept at no extra costs 1 lodger
- any more than 1 other non related person sharing the house then
we will want to review the rent due to the additional "wear and
tear" on the house.
The tenant must realise that they must be fully responsible for the
lodger and also legally responsible for any costs or damages or mesne profits etc and
ensuring that the lodger leaves at the end of the tenancy and
the property is left as vacant.
Pets (ie any
animal)
We may accept pets in some of our houses which
is entirely at our discretion - and which must be agreed in writing in advance.
We will not accept any bull dog breeds or any larger breeds of
dogs (greater than 40cm shoulder height).
There is usually an additional £100 deposit to
cover for professional carpet cleaning if required at the end of
the tenancy. Also we will ask for an additional £5 - £10 rent per
month depending on the type of pet etc.
Decorating
All our houses are decorated in neutral colours
to match with most colour schemes. We are quite flexible (especially
with long term tenants) but If you want to redecorate any of the
walls etc you must check with us first and have it agreed in
writing in advance.
If we consider the colours you have in mind may
not be suitable to attract future tenants then we may ask you to
paint it back to the original colour at the end of your tenancy.

If you receive
DSS benefits or have Poor Credit History
We accept tenants on benefits if:
-
you can pay the deposit which is equivalent
to 1 months rent in cash when signing the tenancy agreement
(this is placed in a government approved deposit scheme) -
alternatively Housing Aid may guarantee your bond. You
will need to contact them yourselves or

you must be able to pay the 1st months rent
in advance - unless housing benefit confirm to us (prior to
the start of the tenancy) that your housing benefit claim is
approved and is sufficient to pay the rent. They pay in arrears
so when you get your rent payment from DSS at the end of the
